Strongwood Europe New Log Home Planning Guide
Phase 1 – Preliminary Plans & Budgeting
- Allow 1 to 6 months for this phase.
- 12 to 18 months before you move in.
- Place refundable deposit of $500 to $1000 for preliminary plans.
- You will make decisions regarding general floor plan, log style and building site during this phase.
- Investigate financing options and get pre-qualified.
- The first set of preliminary plans is normally completed in 5 working days at Strongwood.
- Complete preliminary plans and review the estimated budget.
- Secure construction and mortgage finance commitment.
- Place a $1000 deposit for production of your final plans. This is credited to your log package cost.
- Allow 1 month for completion of your final plans at Strongwood.
- Start at least 8 months before you plan to move in.
- Allow time for plans to be submitted by a locally accredited Architect where necessary.
- A Final Proposal is prepared based on your final plans, at this point bids and estimates from sub-contractors can be obtained.
- Allow 1 to 2 weeks for this phase.
- All appropriate permits should be secured. This can take up to 2-3 months.
- Complete and secure your construction loan and mortgage if required.
- Sign contracts for your log package and for construction.
- The order is placed for your log package at this time
- Complete at least 6 to 8 months before you plan to move in.
- Construction takes approximately 4 to 6 months.
- Site development, excavation and basement are completed first.
- Building materials for the sub floor are delivered first. Then the log package is delivered.
- The structure is completed, roof, doors and windows in place. Interior and exterior staining takes place.
- Kitchens, bathrooms and any internal fittings are completed and you move in.
- Depending on time of completion some exterior works may be completed after you have moved in.
- All phases may take 12 to 18 months.
